The most common question we get from landlords is, what happens if my tenant doesn’t pay their rent?

Up to this point we would discuss how the non-payment process works and what happens if things escalate to an eviction. 

We have always offered eviction protection to help with the legal costs of getting a tenant out, but we never had a solution for the lost rent.

Until now. 

Eviction Protection Plus

Now we offer a way to help you better manage your risk. 

For $25.00 a month, Sleep Sound will cover 1 month of rent if your tenant doesn’t pay and an eviction has to be filed.

How It Works

If your tenant does not pay by the due date Sleep Sound will follow the normal process of sending a non-payment notice. 

If after receiving the notice the tenant does not pay by the deadline, then the next step is to file for eviction.

At this stage, usually around the 20th of the month, Sleep Sound will deposit 1 month of rent into your clients’ trust account.

Enroll In Eviction Protection Plus

Terms of the program;

  • Covers tenants placed by Sleep Sound or tenants with 12 months of on-time payment history e.g. no late payments.

  • Only allows enrollment for those who have eviction protection. If the property is not currently enrolled, the property will be enrolled in both eviction protection and eviction protection plus.

  • Does not cover money withheld by a tenant for a lawful reason e.g. neglected repairs.

  • Does not cover non-payment in situations where a local, state, or federal government has implemented an eviction moratorium or eliminated or deferred the consequences of not paying.

  • Is limited to coverage for 1 month of loss rent per tenancy in total.
